3 | COMPANY PROFILE DesCor Builders is a licensed general contractor based in Rancho Cordova, CA providing both full service preconstruction, general contracting and construction management services throughout Northern and Central California. Founders Brad Des Jardin and Neal Cordeiro have over 62 years of combined experience in the local construction market. Brad & Neal have worked together for the past 19 years leading two of the most successful general contractors in Sacramento. Our people and practices ensure construction projects that are accurately planned, astutely managed, delivered on time for the best value, with no surprises. 4 | CONSTRUCTION APPROACH During the construction phase of the project, we provide all management and related services as necessary to adequately supervise, monitor and coordinate the work of all subcontractors. The focus of our project management team is to maximize subcontractor performance per contract documents and the client’s goals, anticipate and minimize or eliminate problems, promptly remedy issues, and minimize disruptions or delays. In order to achieve this, our team will establish, implement and maintain procedures to assure coordination and communication among all parties. Preparation and Administration of Subcontracts DesCor Builders will prepare all contracts and major purchase orders. During this time DesCor will review and complete an “Estimate Turnover Package” with the project team. This process ensures no information is lost from the preconstruction efforts. Before any subcontractor commences work, our standard procedures require the execution of the contract and certificates of insurance must be on file. Preconstruction Conference Preconstruction conferences will be held with all subcontractors prior to commencement of work to discuss such matters as schedule, procedure, equal opportunity, safety, and any other site specific issues. The Owner and the Design Team will be encouraged to attend this meeting to facilitate the answering of questions, the exchange of information, and to communicate project expectations. Supervision of the subcontractors to monitor / document adequate supply of personnel, materials, supplies and equipment required to complete the project per the schedule. Inspection of materials and workmanship, prior to and during installation, for conformance with the specifications. Coordination of all required inspections. All supervision and management duties necessary to ensure complete performance per the requirements of the Contract Documents. Supervision of direct labor for self‐perform / general conditions work. Quality Control Quality cannot be inspected‐in; it must be planned‐in and built‐in. DesCor addresses the management of jobsite quality from a pro‐active position by the proper pre‐planning of each activity (During the preconstruction phase, Quality Assurance measures are developed and implemented to assure quality design documents). This is followed by continual in‐depth supervision and documentation, during the construction phase, of each on‐going operation (implemented through the Quality Control Plan), to assure conformance to the project documents and quality standards set forth during start‐up meetings with each trade. Supervision DesCor will maintain a full‐time staff as proposed, on the project, to ensure the successful performance of all construction phase services. Among the duties of the staff will be the following: Coordination and direction of the subcontractors.

DesCor’s Quality Control Plan is the management of each process during the execution of construction to providing the highest level of workmanship throughout the duration of the project. This starts with mobilization and continues through completion by the project team. To aid the project team in monitoring and maintaining a record of these operations they will create a DesCor Quality Management Manual. Each of the various disciplines on the checklist is divided into these segments: Preparation Checks – These items will be completed, signed off and dated as the pre‐start meeting. It will be necessary to complete this section just once for each discipline. Operational Checks – Each phase of each operation will be checked on a daily basis and the appropriate form completed when required. Each item will be checked, dated and initialed by the individual doing the inspection. Completion Checks – This portion will be filled out at the completion of each phase of each discipline. Again, the particular area surveyed will be noted on each sheet. These check sheets, when completed, will be filed by discipline in chronological order in the DesCor Quality Management Manual on the project site. Cost Control DesCor will utilize our standard integrated software‐ American Contractor which provides “real time” information from the original Control Estimate to billings, subcontracts and change orders. The activities included in cost control are: Proactive change management by mitigating risk by identifying and addressing all potential change conditions with a detailed reference log. Providing ROM (Rough Order of Magnitude) pricing when issues are identified to evaluate necessity of change or mitigate issue altogether. Provide Team Weekly Budget Updates at meetings. Resolve Issues as they happen so that the Team has a clear idea where the costs are trending to allow the owner to plan and make informed business decisions. Construction Records Complete files and logs are maintained in the field office of all documents, revisions, correspondence, contracts, reports, etc. These provide efficient reference for the staff in performance of their duties. Examples are: All accounting records, including computerized reports, payment records, etc. A daily on‐the‐job log of all events, manpower levels, equipment, etc. This is available for review by the owner if desired. Request for Information (RFI Log) and Submittal Schedule and Log will be maintained daily and discussed at weekly coordination meetings. The construction schedule is updated as necessary for changes that may be required and includes an explanation for the change. The schedule is posted in the field office and updated not less than monthly to reflect actual progress. A complete set of plans and specifications is maintained in the field office and is updated to show "as‐built" conditions as required.

Construction Schedule The construction schedule is produced in the Preconstruction Phase and is routinely updated through the completion of the Construction Phase. DesCor also incorporates the use of Short Interval (three‐week look ahead) schedules which are issued weekly to the subcontractors in the weekly coordination meetings. Weekly Coordination Meetings Meetings will be held weekly with all relevant subcontractors for: Coordination of the work Resolution of field installation issues Safety Review of the project schedule status and current three week schedule; safety, accident and security control. Progress Meetings DesCor will hold progress meetings with the owner, consultants and trade subcontractors to as necessary to discuss progress and scheduling. Our personnel distribute minutes of the meetings to all attendees. Project Safety DesCor Builders has developed a Corporate Safety Policy that exceeds both CAL‐OSHA and FED‐OSHA standards. In addition to the Corporate Policy, we will develop a Site Specific Safety Plan. Both the Corporate Policy as well as the Site Specific Safety Plan are included with our Instructions to Bidders so that the subcontractors fully understand the safety requirements before mobilizing on site. Once a subcontractor mobilizes the project, the Site Specific Safety Plan will be reviewed with all subcontractors during the project orientation. Due to the fact that construction projects are constantly in a state of change, the “specifics” of this plan are updated on a regular basis to accommodate such changes and ensure the safety of all personnel and guests. The Superintendent will conduct daily safety walks in addition to weekly safety meetings which will continually reinforce a safe work environment. Supported by our unblemished safety record, at DesCor Builders safety is a commitment to both ourselves and our customers. Guarantees / Operation and Maintenance Manuals Warranties and guarantees will be obtained, logged and transmitted to the owner prior to release of final payment. All operation and maintenance manuals, parts lists, etc., for all equipment and special systems will be bound and transmitted to the owner. Punchlist The construction industry in general has a reputation for not completing punchlists in a timely manner, which is inconvenient for the End User and expensive for the Contractor. DesCor sees this as an opportunity to differentiate ourselves in the marketplace and at the same time improve our customer’s satisfaction. Our project team will monitor quality and will develop / distribute a “Rolling Completion List”, to subcontractors on a weekly basis through the entire construction duration. Since we are addressing and repairing items as we go, our ultimate goal is to have no punch list at project completion.

California Bureau of Automotive Repair Rancho Cordova, CA
Design‐Build, 105,964 SF facility consisting of two ground‐up, concrete tilt‐up buildings: a two‐story, 78,192 SF office building to include a 6,000 SF mail room, and a one‐story, 24,967 SF laboratory, engineering and vehicle storage building on a 6.43‐acre site. The buildings are comprised of concrete tilt‐up panels with steel stud partition walls, standing seam metal roof, and a corrugated metal roof canopy at the entrance. In addition, the project includes a perimeter fence, (3) access gates, (4) patio areas, a canopy connecting the buildings, several overhangs, a 358‐stall surface parking lot, bicycle storage, and extensive site and landscape work. Arizona Tile Roseville, CA
68,027 SF, concrete tilt‐up building which consisted of structural steel, panelized roof system and stone exterior facade. The interior involved complete build‐out of the office space which consisted of high‐end finishes for the show room. This project also included the installation of (2) 7.5 ton cranes at the warehouse space. This was the first building constructed of the 4‐building Roseville Commerce Center project which totaled $9.8 M. Architect: Vitae Architectural & Planning

Sacramento Coca‐Cola Bottling Company Warehouse Addition Sacramento, CA
98,825 SF, ground‐up, two‐story, concrete tilt‐up warehouse with high‐bay storage, canopies and loading docks, and a 7,000 SF two‐story office building, as well as 400,000 SF of new fleet truck parking area. The project incorporated several “green” components including 170 skylights combined with a lighting controls package designed to minimize energy consumption.

Niello MINI Dealership Sacramento, CA
New 34,000 SF, two‐story structural steel brace frame showroom building with decorative exterior metal panels and large expanses of curtainwall glass. The attached service garage consists of a masonry wall structural system with steel roof joists to span the width of the building. The project was built on a 3.8‐acre site. Mariposa County Human Services Center & Family Services Center Mariposa, CA
This design‐build, turn‐key project included two County buildings totaling 36,629 SF on a 3.5‐acre site; a 33,594 SF multi‐story hi‐bred, structural steel and wood frame building, plus a 3,035 SF wood‐frame building. Extensive site work included over 1,400 lineal feet of retaining walls, 144‐car parking lot, complex drainage system, as well as CalTrans road improvements. LEED NC Silver. New single‐story, 29,192 SF, concrete tilt‐up automotive dealership to include sale and administrative offices, meeting rooms, showroom, parts department, attached service garage and body shop, a 3,720 SF covered serviced drive, covered car wash and fuel island, a 1,080 SF exterior vehicle display area and associated hardscape and landscape built on 6.1‐acre site. Architect: HWA Architects Project Value: $5.5 million Completion Date: December 2015 Demolish North façade and portion of Bldg. 150 to increase the area of the existing building from 15,396 GBA to 33,396 GBA. Building 150 (future Nordstrom Rack) to be a structural steel frame system with open web joists, skinned in metal studs and stucco with Glass Fiber Reinforced Cement (GFRC) decorative elements and a tile base. Building 150 also includes a new loading dock ramp with overhead roll up doors, dock leveler and bumper equipment as well as a new trash compactor and bin. Yolo Federal Credit Union Davis, CA
8,545 SF, ground‐up, wood‐frame financial institution. Interior includes wood‐slat ceilings, concrete stained floors, interior brick, custom casework and high‐end finishes, as well as an elevator. Exterior includes thin brick with metal panels and plaster finish, store front windows, sunshades and an exterior stairwell. In addition, a drive‐thru ATM, a 6‐car parking lot, hydro‐flo pavers, and associated sitework and landscaping. LEED NC Silver.

Yuba County Department of Health & Human Services Linda, CA
Design‐Build, new 105,000 SF, structural steel and concrete tilt‐up County/Community Building on a 16‐acre site with a 2‐acre retention pond. The building was built with the intent to house Yuba County Health and Human Services, Child Support Services and a County Public Health ClinicThe building exterior included stone veneer, plaster and prefinished metal paneling. The interior build‐out consisted of an elaborate lobby design with skylights, ceramic tile and stone wall veneer, conference and meeting rooms, and open office areas. The project also included a medical clinic with (28) examination rooms. This state‐of‐the‐art facility includes natural daylighting, recycled materials and other sustainable “green” amenities. Architect: Calpo Hom& Dong Architects Project Value: $22,000,000 Completion Date: August 2007 23,520 SF, concrete tilt‐up office building and warehouse as well as interior build‐out. The project features high‐end finishes, executive office space and (5) warehouse roll‐up doors. The building exterior includes a panelized wood roof and plaster exterior with stone accents. The project also included various site and landscape work, and a surface parking lot. The Life Center at East Valley Church Orangevale, CA
11,500 SF, Design‐Assist, 2‐phase, ground‐up, pre‐engineered metal sanctuary and classroom building as well as associated sitework. Collaboration between DesCor and the design team and the “openness” to use unique materials both inside and out allowed the church to realize substantial cost‐savings while creating a beautiful space. The project finished on time and under budget.

Sustainability Assessment | DesCor Builders provides clients who desire to implement sustainable design and construction with a sustainability assessment. The assessment uses the LEED rating system as a guide to identify no cost sustainable techniques as well as sustainable design that provides our clients with a lifecycle payback. Designs that have a lifecycle payback are analyzed by upfront costs and annual payback in comparison with alternative or standard design to determine whether the design is cost effective for the client. Sustainability assessment is offered as a way to utilize our expertise in a way that provides our clients with the benefit of implementing sustainable design without pursuing LEED certification. Design‐assist, interior renovation of a multi‐story building which includes a 10,852 SF OSHPD 3 Ambulatory Surgery Center, a 7,936 SF Imaging Center, 20,220 SF of clinic space, 1,800 SF of laboratory space, as well as 5,155 SF of common areas, a cafe and multi‐purpose meeting / training rooms. Interior features included radius soffits with pendent lighting, decorative wall sconces and a custom reception desk. LEED CI Silver . Architect: Boulder Associates, Inc.
